Effective date: 1 September 2026
Snap Rent Appraisal Australia ("Snap Rent Appraisal", "we", "us" or "our") is operated by Daniel West, ABN 99 570 025 706, of 76 Chaprowe Rd, The Gap QLD 4061.
Snap Rent Appraisal provides technology that allows property managers to create branded links and QR codes through which property owners and other authorised users can submit information and photographs about a property and request contact from the relevant property manager regarding a property appraisal.
This Privacy Policy explains how we collect, hold, use, disclose and protect personal information relating to:
We intend to manage personal information consistently with the Privacy Act 1988 (Cth) and the Australian Privacy Principles where they apply to us. We may also voluntarily apply equivalent privacy safeguards where the Privacy Act does not strictly require them.
Snap Rent Appraisal is not a real estate agency, property manager, property valuer, financial adviser or legal adviser. We provide technology that connects a person requesting an appraisal with the property manager identified in the relevant Snap Rent Appraisal experience. Any appraisal, opinion of value, market commentary, selling recommendation or other real estate service is provided by the relevant property manager or agency, not by Snap Rent Appraisal.
When a property manager creates or uses a Snap Rent Appraisal account, we may collect:
Payment-card information is processed by our payment provider. Snap Rent Appraisal does not need to store full payment-card numbers.
A Snap Rent Appraisal submission may begin collecting information before the entire walkthrough is completed. Depending on the stage reached and information entered, we may collect:
The exact information visible to a property manager may depend on the stage of completion, the property manager's subscription plan and the permissions displayed to the property owner.
Interior property photographs can contain significant personal information even when this is unintended. Users should avoid including people or unnecessarily photographing: identity documents; mail or documents containing personal information; financial information; computer screens; medical information or medications; children's personal information; security codes, alarm details, keys or access credentials; valuable items where disclosure could create a security risk; or anything else the user does not want the selected property manager to see.
By uploading property photographs, the user confirms that they have authority or permission to photograph and submit the property and that they are entitled to provide the uploaded content to Snap Rent Appraisal for the purposes described in this Policy. We may remove or restrict access to material where we reasonably believe it is unlawful, excessively intrusive, unsafe or inconsistent with our Terms of Service.
When you access Snap Rent Appraisal, we or our technology providers may automatically collect information such as IP address; browser and device information; approximate location derived from technical information; pages or screens viewed; dates and times of access; referring links; session and authentication information; error reports; security events; and cookie or similar technology identifiers. We use this information to operate, secure, troubleshoot and improve the service.
We may collect, hold and use information to operate Snap Rent Appraisal; enable a property owner to request a rental appraisal from their selected property manager; provide a property manager with property submissions generated through that property manager's link or QR code; identify partially completed and completed rental appraisal requests; administer property manager accounts; authenticate users and protect accounts; provide dashboards, notifications and platform functionality; process payments and subscriptions; produce branded material and mail-outs requested by property managers; provide support; prevent misuse, fraud and security incidents; maintain records of consent; analyse and improve platform performance; comply with legal obligations; resolve complaints and disputes; and enforce our Terms of Service.
Where permitted, we may use de-identified or aggregated information for analytics, service improvement, forecasting and business planning. We will take reasonable steps to ensure information treated as de-identified cannot reasonably identify an individual.
The central purpose of Snap Rent Appraisal is to connect a property user with the specific property manager associated with the link or QR code used. Before identifiable property owner information is disclosed, the interface should identify the relevant property manager or agency and explain that the submission will be made available to that property manager. The selected property manager may receive information such as property address and information; property photographs; contact information; communication preferences; and information about whether the submission is in progress or completed.
Once information has been lawfully disclosed to an independent property manager or agency, that property manager or agency is responsible for its own handling of the information. Deleting information from Snap Rent Appraisal does not necessarily delete copies already downloaded, recorded or lawfully retained by a property manager. We will reasonably assist a person to identify the appropriate property manager where a request relates to information held by that property manager.
Snap Rent Appraisal will not intentionally make a property owner's identifiable property submission available to an unrelated property manager merely because that property manager wishes to acquire the lead. Where the platform permits an rental appraisal request or listing opportunity to be transferred to another property manager, the transfer must be authorised by the property owner or otherwise permitted by law. Property managers must not use Snap Rent Appraisal's transfer functionality to sell, trade or disclose property owner information without the authority required by law and by our Terms of Service.
We may disclose information to organisations that assist us to operate Snap Rent Appraisal, including providers of cloud databases and hosting; image storage and delivery; payment processing; website and application hosting; email, SMS and communication services; analytics and error monitoring; security and fraud prevention; printing and mail fulfilment; customer support; and professional legal, accounting, insurance or technology services. Providers currently used by the platform may include services such as Supabase, Cloudinary and Stripe.
We may also disclose information where required or authorised by law; to courts, regulators, law-enforcement bodies or government authorities where lawfully required; to investigate suspected unlawful activity or serious misuse; where reasonably necessary to protect the rights, safety or security of a person or the platform; in connection with a genuine sale, restructure, investment or transfer of the Snap Rent Appraisal business, subject to appropriate confidentiality and privacy protections; or with the individual's consent or at their direction. We do not make property owner information available to unrelated data brokers or advertisers.
A property owner who requests a rental appraisal may be contacted by the selected property manager for the purpose of responding to that rental appraisal request. That does not automatically give Snap Rent Appraisal or the property manager unlimited permission to use the property owner's information for unrelated or ongoing marketing. Where additional marketing consent is required, it should be obtained separately.
Commercial electronic messages sent by Snap Rent Appraisal will include appropriate sender information and an unsubscribe mechanism where required by law. Property managers are independently responsible for ensuring their calls, emails, SMS messages and other marketing activities comply with applicable privacy, spam, telemarketing and Do Not Call requirements. A person may ask Snap Rent Appraisal to stop sending marketing communications at any time. Operational messages necessary to provide a requested service, administer an account, notify a user of security issues or complete a transaction are not treated as optional marketing messages.
Snap Rent Appraisal may use cookies, local storage and similar technologies to keep users signed in; maintain security; remember preferences; understand how the platform is being used; diagnose problems; and improve performance. Where we introduce optional analytics, advertising or similar technologies for which consent is required, we will provide appropriate controls.
Some of our technology and service providers operate internationally. Personal information may therefore be stored, accessed or processed in Australia, the United States and other countries in which our providers or their subprocessors operate. Where Australian privacy law applies to an overseas disclosure, we will take reasonable steps required by that law in relation to the recipient. We may maintain or update information about our major service providers and principal processing locations as our technology infrastructure changes.
We take reasonable technical and organisational measures designed to protect information against misuse; interference; loss; unauthorised access; unauthorised modification; and unauthorised disclosure. Those measures may include access controls, authentication controls, secure communications, service-provider security measures, logging, backups and procedures for responding to security incidents. No internet-connected system can be guaranteed to be completely secure. Users should protect account credentials and notify us promptly if they suspect unauthorised access.
We maintain processes for investigating suspected data breaches. Where the Notifiable Data Breaches scheme or another applicable law requires notification, we will notify affected individuals and the relevant regulator as required. We may also provide notifications or protective guidance where we consider it appropriate even if mandatory notification is not required.
We aim not to keep identifiable information for longer than reasonably necessary. Our retention periods may vary depending on the type of information, the status of the relevant account and legal, accounting, security and dispute-resolution requirements. In general: abandoned or incomplete appraisal information should be periodically reviewed and deleted or de-identified when it is no longer reasonably required; completed appraisal submissions may be retained while reasonably required to operate the service and support the relationship between the property owner and selected property manager; information associated with an active property manager account may be retained while the account remains active; following account closure, information may be retained for a reasonable wind-down, backup, dispute and legal-compliance period before deletion or de-identification; and transaction, tax and accounting records may be retained for longer periods where required by law. We may retain de-identified or aggregated information that no longer reasonably identifies an individual.
You may contact us to request access to personal information we hold about you; correction of inaccurate information; deletion of information where appropriate; withdrawal of a consent you previously provided; or information about how your personal information has been handled. We may need to verify your identity before actioning a request. There may be circumstances in which we are legally permitted or required to retain information or decline a request; if so, we will explain this where required. Requests concerning information independently retained by a property manager may need to be directed to that property manager or agency.
Snap Rent Appraisal is intended for adults. People under 18 should not independently submit property information or photographs through Snap Rent Appraisal. If we become aware that personal information relating to a child has been collected in circumstances where it should not have been, we will take reasonable steps to address the issue.

We may update this Privacy Policy where our services, technology or legal obligations change. The effective date at the beginning of the Policy identifies the current version. Where a change materially expands the way we use or disclose previously collected personal information, we will provide additional notice or obtain consent where required.
